The HOA requires an Architectural Request for Change (ARC) form for approval for the following modifications:
Any building, fence, wall, patio area, landscaping, driveway, walkway or any other alteration, addition, improvement or change of any kind or nature which is constructed, made, installed, placed or removed from any lot, or the exterior of any unit, except for maintenance or repair which does not result in a material change including the color.
EXAMPLE: replacing front door, windows and sliding doors, exterior painting, cameras
EXAMPLE: building or repairing a fence with new material
EXAMPLE: party walls or party fence (owned by two owners)
EXAMPLE: brick pavers or concrete pad
EXAMPLE: landscape modification to front lot, tree planting/removal
EXAMPLE: repair, replace and/or resurfacing sidewalks
EXAMPLE: screened enclosures
EXAMPLE: awnings, storm shutters
Once a modification is in place, it must be maintained by the owner to a standard satisfactory to the Board.
