Security Cameras

  • No more than four security cameras may be installed without consent

  • Security cameras may not encroach upon common areas or another property

  • Security cameras must be installed as to only view the immediate vicinity of your unit

  • Security cameras may not be directed toward the windows of adjacent units, fenced or walled-in yards and patios or otherwise intrude on privacy

  • All installations shall be completed so that they do not damage the common areas, the lot or unit of any resident, or in any way impair the integrity of buildings, common areas or lots

  • All equipment must be secured with a building mounted installation

  • Security cameras must match or be in harmony with the structure to which it is installed. The installation shall be as unobtrusive as possible

  • No visible black wires. Every attempt should be made to match or paint wires to existing color of building. Wires are to follow the structures design and shape and blend as to not create an unsightly view

  • Homeowners shall not permit their security cameras to fall into disrepair or to become safety hazards

  • Homeowners are solely responsible for maintenance and repair

  • Homeowners shall be responsible for repainting or replacement if the exterior surface of the security camera deteriorates

  • Any incursion into the structure that results in damage or water/moisture penetration is the homeowners’ responsibility to remediate

  • If the security camera is removed for any reason, the homeowner must remediate any holes that were made relative to the installation, restoring the exterior to its condition prior to the installation

  • New homeowners and residents accept responsibility and assume maintenance for the cameras or shall remove the security cameras and associated components of the installation and remediate as described above

  • Any recordings made by the homeowners’ security cameras are the property and responsibility of the homeowner. The association bears no responsibility nor has any liability for the recordings

  • Security cameras must be able to withstand all adverse weather conditions such as heavy winds and rain

  • The Association may seek injunctive relief to prohibit or seek removal of the installation if security camera installation poses a serious, immediate safety hazard

  • Security cameras placed in common areas of the community by the Association are for monitoring of criminal activity. Any recordings will be turned over to law enforcement or to another party by subpoena request only; otherwise, members do not have access to it. It's a tool of the Association and management. It's not a service provided to the members.

  • Common areas are under video recorded surveillance only (no live monitoring)
